SOCO is a master-planned, mixed-use community transforming a prominent site in South Coquitlam into a connected urban district. Bringing together homes, retail, office space, amenities and convenient transit access, the development introduces a new centre for everyday life within a rapidly evolving neighbourhood.
Core Mantis was engaged to create the name, positioning and identity for the community, establishing a distinct presence that could grow alongside the development.

SOCO needed to communicate the scale and ambition of a multi-phase urban community while remaining approachable, memorable and relevant to daily life.
The identity had to unite residential, retail, workplace and public spaces within one recognizable destination—and remain flexible enough to support multiple buildings, phases, audiences and marketing environments over time.
The strategy positioned SOCO as the emerging heart of South Coquitlam: a connected urban district where people could live, work, shop and gather within one complete community.
A short, distinctive name gave the development an immediate connection to its location while helping establish South Coquitlam as a destination in its own right. The brand balanced metropolitan energy with accessibility, presenting SOCO as a lively, welcoming and forward-looking place.


The Heart of South Coquitlam
“The Heart of South Coquitlam” positions SOCO as the new centre of an evolving neighbourhood. It reflects the community’s mix of homes, shops, workplaces, amenities and transit connections while establishing it as a place where people, experiences and everyday life come together.
Core Mantis created a bold visual identity built around movement, connection and urban energy. A confident wordmark, distinctive circular forms and a flexible graphic language gave SOCO a memorable presence across both large-scale environments and detailed communications.
The system was designed to evolve across phases while maintaining a clear relationship between the individual buildings, commercial spaces and the broader master-planned community.

The identity came to life across the complete marketing experience, including project collateral, advertising, signage, environmental graphics, presentation environments and digital communications.
Each application reinforced SOCO as one connected destination, creating consistency across everything from high-impact public-facing installations to the detailed materials guiding prospective purchasers through the community.
